Abstract
This thesis investigates the COVID-19 pandemic's repercussions on Real Estate Investment Trusts (REITs) by analyzing abnormal returns within geographically diverse REIT indexes, shedding light on the pandemic's influence on the real estate sector. A sophisticated methodology employing a linear regression model, which incorporates Fama-French factors as independent variables along with REIT returns, and a two-tailed t-test, underpins the analysis. Leveraging data from S&P Dow Jones Indices, the research scrutinizes the impact on REIT returns resulting from the interplay between economic conditions, market dynamics, and investor sentiments during the pandemic. The aim is to explain the pandemic-induced transformations within the real estate market, offering a granular understanding of its impact on REIT performance.Description
