Big Room -menetelmän soveltaminen omaperusteisen asuntotuotannon hankekehitys- ja suunnittelunohjausprosessissa

Abstract

Diplomityön tavoitteena on selvittää, millainen on Big Room -menetelmään pohjautuvan hankekehitys- ja suunnittelunohjausprosessin kulku, sekä millaisia haasteita ja vastuualueita siihen liittyy. Tutkimusongelmaksi on nostettu haasteiden ja mahdollisuuksien tunnistaminen sekä prosessin tiedonkulun toimivuus. Diplomityössä tutkitaan asiaa omaperusteisen asuntotuotannon näkökulmasta.

Tutkimuksen teoreettinen osuus on toteutettu kirjallisuuskatsauksena. Teoreettisen viitekehyksen pohjana käytetään Lean-tuotantofilosofiaa, tarkemmin Lean-rakentamista. Tutkimuksen empiirinen osuus koostuu Big Room -menetelmään pohjautuvien työskentelytilaisuuksien havainnoinnista ja palautteen keräämisestä sekä henkilöhaastatteluista. Kerätyn empiirisen aineiston pohjalta on luotu ideaalitilanne, josta on toteutettu case-testaus. Case-testauksen ideaalitilannetta on vertailtu havaintojen ja haastattelujen pohjalta luotuun nykytilakuvaukseen. Näiden perusteella annetaan toimenpide-ehdotuksia nykytilan parantamiseksi. Tutkimuksessa havainnoidut Big Room -menetelmään pohjautuvat työskentelytilaisuudet olivat NCC Asumisen Project Studio -tilaisuuksia, jotka ovat osa yrityksen hankekehitys- ja suunnittelunohjausprosessia.

Tutkimus osoittaa, ettei Big Room -menetelmästä ole yhtä oikeaa määritelmää tai toimintatapaa. Big Room -menetelmän soveltaminen omaperusteiseen asuntotuotantoon on mahdollista ja perusteltua, jos yrityksellä on voimakas tahtotila yhtenäistää toimintaa ja luoda läpinäkyvyyttä sekä toistoa prosessiin. Big Room -työskentelystä on hyötyä erityisesti hankekehitysvaiheessa asiakassegmenttien ja vetovoimatekijöiden määrittelyssä. Potentiaalia on menetelmän laajempaan käyttöön hankekehitysvaiheessa. Case-testaus osoittaa, että kiinnittämällä huomiota tilaisuuksien aikataulutukseen ja tavoitteisiin sekä päivän rakenteeseen pystytään luomaan osallistujat huomioiva työskentely-ympäristö, johon saavutaan paremmin valmistautuneena kuin aikaisemmin. Menetelmän jatkokehitystä voisi tukea valvontatiedon laajempi kerääminen työskentelysessioista ja sen vertaaminen esimerkiksi asiakastyytyväisyyteen. Tutkimuksessa huomataan myös, että keskeneräisen tiedon jakaminen aiempaa rohkeammin vahvistaisi entisestään tiedonkulkua prosessissa.

Aim of this Master’s thesis is to determine the flow, challenges and responsibilities in a Big Room -based project development and design process. The main research problems are identifying the challenges and the opportunities of the process as well as the information flow. The chosen perspective for the thesis is housing production.

Theory is collected as a literature survey, which contains of literature and previous studies. Lean philosophy and more precisely Lean construction is chosen as a basis for the theory. The empirical part consists of observing Big Room -based working sessions, collecting feedback and interviewing people. Based on the collected empirical data an ideal situation is constructed and held as a case-study. The case-study is compared with the current situation, which is recognized through interviews, observations and feedback. Proposals of actions are given based on the comparison of the current situation and the case -study. The followed Big Room -based sessions are Project Studio -sessions of NCC Asuminen and also the feedback is collected from there.

The thesis approves that there is no standard way of doing Big Room and there is not only one right definition for Big Room. Applying the Big Room -based working method to housing production is not as obvious as in contract production. Though if the company wants to clear and unify the process and make it more transparent applying Big Room might be justified. It is noted that Big Room -working helps in the development phase especially when defining customer segments and knock-out factors. The case -study proves that by scheduling the sessions and planning the agendas better it helps to create more user-oriented working environment. Also the structure of the Big Room -session has to support that everyone should prepare themselves in advance. Collecting monitoring data and comparing that to the customer feedback would develop the process even more. It is also observed that unfinished information should be spread more to make the information flow more effective.
