Abstract

This master thesis analyses the quality and level of implementation of energy conservation methods in the built environment with the focus on the hotel industry and corresponding business opportunities to gain profits for all involved stakeholders regarding economy, efficiency, environment and green image. The main objective of the thesis is to reveal challenges and barriers that hinder implementation of the energy conservation measures in the built environment in general and in the hotels particularly that represent a vast share of the built environment. Not only are energy saving potential and energy conservation measures considered in the thesis, but also the following repercussions, beneficially resulting in the green image, prestige and enhanced popularity of a hotel or a hotel chain in front of customers. In the first part of the thesis, the extensive literature research was carried out, based mainly on last-updated directives and other regulation documents, establishing measures for promotions of energy efficiency within the built environment in the European Union. The research was mainly carried out with regard to the hotel industry. In the second part of the thesis, a real-based case study object, a newly built hotel in Stockholm, was considered and obtained knowledge under the research was applied to analyse the energy and environment performance of the object, discuss the current energy system and evaluate the potential gaps for energy consumption reduction in order to reduce the maintenance and operation bills. Finally, it was concluded that there is always a gap for energy improvement even in the relatively new constructions, however, certain barriers exist, which are mainly the lack of knowledge about the availability of the financial schemes, as well as uncertainly of efficient return of investment.
