Abstract

International investment has become a common topic due to the growth, integration and deregulation of world financial markets. This also concerns international real estate investment. A large number of prior studies conclude that international real estate provides diversification benefits. Investors are well aware of the diversification benefits of international real estate investment and therefore exploit it to improve the risk-return trade-off of their real estate portfolios. Diversification is typically modelled by optimizing the risk-return trade-off of a portfolio in accordance with Markowitz's mean-variance model. This should be based on estimates of future returns but often typically relies on historical time series of return data. The majority of the past research to prove benefits of international real estate investment use historical data and mean-variance portfolios. However, the reliability of the results based on past data is always questionable. It is essential to have reliable performance information on the risk and return performances of international real estate markets before the investment decisions. In the case of real estate, typically the rate of return index data is used to compare markets. However, besides it typically representing the past, it involves several other problems such as appraisal smoothing and lagging. Hence, international real estate investment diversification strategy should never rely solely on the return index data. This thesis proposes alternative data besides return indices to determine the country level allocations in international real estate investment portfolios. This alternative data consist of macroeconomic and real estate market specific indicators to support the diversification strategy. Additionally, the alternative data compensate the problems concerning return index data. Furthermore, all data including return index data and alternative data are evaluated and empirically demonstrated in the portfolio optimization. The optimal portfolio weights derived from the portfolio optimization process represent diverse allocations for countries and, in some instances, for cities.

Kansainvälinen sijoittaminen on arkipäiväistynyt kansainvälisten rahoitusmarkkinoiden integroitumisen johdosta. Tämä koskee myös kansainvälistä kiinteistösijoittamista. Lukuisat aikaisemmat tutkimukset puhuvat kansainvälisen kiinteistösijoittamisen hajautushyötyjen puolesta. Sijoittajat ovat tietoisia kansainvälisen kiinteistösijoittamisen tuomista hyödyistä portfolion (sijoitussalkun) riski- ja tuottotasolla. Portfolion hajautushyötyä kuvataan tyypillisesti Markowitzin portfolioteoriaan perustuvan keskiarvovarianssi -optimointimallin avulla. Optimointimallin tulisi perustua odotettuihin tuottoihin, mutta kuitenkin tyypillisesti historiallista dataa käytetään ikään kuin väärin mallin optimoinnissa. Suuri osa aikaisemmista tutkimuksista osoittaa kiinteistösijoittamisen kansainvälistä hajautushyötyä perustuen historialliseen dataan Markowitzin optimointimallia hyödyntäen. Kuitenkin menneeseen dataan perustuvat tulokset ovat aina kyseenalaisia. Sijoituspäätöksiä tehtäessä tulisi olla tietoa eri markkinoiden riski- ja tuottotasoista. Kiinteistösijoittamisessa hyödynnetään yleisesti kiinteistöjen tuottoindeksidataa eri markkinoiden vertailuun. Tuottoindeksidataan sisältyy kuitenkin useita ongelmia. Sen lisäksi, että data on tyypillisesti mennyttä, data perustuu yksinkertaistaviin arviointeihin ja kuvaa markkinoita viiveellä. Näin ollen kansainvälinen kiinteistösijoitushajautusstrategia ei tulisi koskaan pohjautua kokonaan ainoastaan tuottoindeksidataan. Tämä työ esittää vaihtoehtoista dataa tuottoindeksidatan sijaan määrittämään maatason allokaatioita kansainvälisissä kiinteistösijoitussalkuissa. Tämä vaihtoehtoinen data koostuu makrotalouden ja kiinteistömarkkinoiden indikaattoreista, jotka tukevat kiinteistöhajautusstrategiaa. Lisaksi jokainen data kompensoi osaltaan jollakin tavalla tuottoindeksidatan puutteita. Jokainen data arvioidaan erikseen ja niiden soveltuvuus portfolion optimointiin demonstroidaan. Optimoinnin tuloksena saadut optimaaliset portfolion painot esittävät eri allokaatioita maa- tai kaupunkitasolla.
