Abstract
This architectural thesis explores the potential for adaptive reuse of a former Stalinist boarding school in Orissaare, Saaremaa, converting it into an art hotel. Originally constructed in 1955 as an administrative building for the Soviet Union’s district division in occupied Estonia, it later served as a boarding school for displaced children until closing down in 2008. After 15 years of vacancy, the new buyers of the building aim to repurpose the building into an art hotel. The building is a part of an architectural ensemble built in the 50’s, surrounding the town square. The old building is one of the most significant examples of Stalinist architecture in Saaremaa, and has its volume and façade protected by the Heritage Association.
This thesis studies the administrative building built by the type-project of architect H. Arman and the Stalinist town square in front of the building. The thesis analyses the building’s history to better understand the building’s story and architecture.
The thesis focuses on finding a spatial solution for the hotel and the activities incorporated in it. It aims to revive the town square by creating a recreational area and adding greenery. The design intends to open up the structure and connect it to the garden, emphasizing the outdoor space. Architectural interventions have been designed according to the recommendations of the Heritage Association.
