Abstract
Toimitilat ovat jatkuvassa muutoksessa. Yritykset pyrkivät löytämään mahdollisimman sopivat fyysiset tilat tukemaan yrityksen työntekotapoja. Erityyppisiä toimitiloja on useita ja tämä tutkimus keskittyy tutkimaan suurten yritysten valintakriteerejä ja valintaprosessia Suomen olosuhteissa, kun yritykset päätyvät uudelleen sijoittumaan uusiin toimitiloihin - erityisesti monitilatoimiston kannalta. Tutkimus koostuu kahdesta osasta. Kirjallisuuskatsauksessa tarkastellaan toimitiloja ja erityisesti monitilatoimiston tuomia hyötyjä ja haittoja yritykselle. Sen lisäksi kirjallisuuskatsauksessa kerrotaan tarkemmin yritysten valintaprosessista ja päätöksenteosta. Teoriaosuudessa on esitelty myös aiempia tutkimustuloksia yritysten muutoista uusiin toimitiloihin. Tutkimuksen toinen osa toteutettiin haastattelututkimuksena. Siinä selvitettiin viidentoista yrityksen valintakriteerejä ja valintaprosessia toimitilapäätöksentekoprosesissa. Tutkimus suoritettiin teemahaastatteluna, joka mahdollisti yritysten edustajien tuoda esille syvällisemmin omat näkemyksensä uudelleensijoittumisesta monitilatoimistoon ja toimitilavalintaprosessista. Yritykset olivat pääosin suuria yrityksiä eri toimialoilta, jotka kaikki toimivat Suomessa. Diplomityössä tarkastellaan myös kirjallisuuskatsauksessa esiintyvien aiempien tutkimustulosten yhteneväisyyttä haastattelututkimusten tuloksiin. Tarkoituksena on selvittää, miten yritykset mieltävät monitilatoimistojen tuomat mahdollisuudet nykytilanteessa ja, onko monitilatoimisto varteenotettava toimitilavaihtoehto muiden joukossa. Tutkimuksen tulokset olivat hyvin selvät: suurin osa yrityksistä koki monitilaympäristön olevan varteenotettava vaihtoehto toimitilavalintaprosessissa. Kaikki monitilaympäristöön muuttaneista yrityksistä olivat erittäin tyytyväisiä uusiin toimitiloihinsa. Tuloksista myös ilmeni toimialojen välisiä eroja. Tietyillä toimialoilla toimivat yritykset eivät koe monitilaympäristön sopivan heidän toimintatapoihinsa. Tutkimus oli hyvin ajankohtainen, sillä monitilaympäristöt ovat tehneet hiljalleen tuloa Suomen markkinoille. Erityisesti yritykset korostivat muuttoprosessin tärkeyttä henkilöstöhallinnan näkökulmasta. Jatkotutkimuksella on varmasti tämän aspektin kannalta tarvetta.Office spaces are changing constantly. Companies seek to find as suitable physical work environment spaces as possible to support companies' ways of working. There are plenty of different kind of office spaces. The focus of this study is to examine large companies' selection criteria and selection process when relocating into new office spaces in Finland's market segment especially viewing activity based workplace perspective. This study consists two main parts. The literature review examines office spaces and especially brings out activity based workplace's benefits and challenges for companies. In addition to that the literature review presents more thoroughly previous research of companies selection process and decision making process. There are also previous research results when companies have decided to relocate into activity based work environment. Study's second part was made as an interview research. In this research there were fifteen companies which were interviewed about their selection criteria and selection process when making decisions about moving into new office spaces. The interview research was made as theme interview which allowed companies' representatives to go more in depth in their views how the whole process was done. The interviewed companies were mainly large companies from different industries and all of them are operating in Finland. This master's theses examines also the congruence of previous studies compared to the current interview results. The main purpose is to find out how companies regard activity based workplace's benefits and possibilities in current situation and also whether activity based workplaces are a viable choice to relocating among other choices. The results of the study were clear: most of the companies thought activity based workplace is a great choice among other office space options. Every company which had moved in activity based workplace were happy at their current office space. There were differences in the results though considering the area of industry in which companies work. Companies working in certain industry types did not think that activity based workplace would work for their line of work. The study was very current since activity based workplaces have made their way to Finland's market. The most highlighted feature of the study results by interviewed companies was that the most critical aspect of relocating process was controlling human resources in the right way. Further research is definitely worth doing focusing in relocation process especially from human resources' point of view.Description
