The thesis focuses on the topic of sustainable densification. It discusses how suburban town centers with increasing population and housing demand can achieve optimal densities and improve livability. The paper presents a holistic development methodology that serves as a foundational framework and guiding toolkit for densification planning. Martinlaakso has been selected as the focal site for an urban design example. Martinlaakso is under pressure from the growing population and housing demand. At the same time, the vibrant green spaces, extensive parking spaces, and easy accessibility provide a unique opportunity to explore sustainable urban development in this area. This study proposes Martinlaakso sustainable masterplan in three phases based on analyzing the area's current situation, assessing previous densification approaches, and international case studies. The design shows that Martinlaakso is not able to realize the predicted growing residential needs. However, densification strategies could create a more livable and sustainable urban town center. In the future, Martinlaakso will be developed into a vibrant, distinctive, and pleasant town center area. The thesis presents a comprehensive set of development principles and methodologies as a foundational framework and guiding toolkit for densification planning. The toolkit emphasizes balancing ecological, social, and economic sustainability, providing insights into balancing optimal urban densities and enhancing best livability. Through extension and adaptive modification, the toolkit can be applied to the broader global urban densification challenge.en
