Abstract
Significance of improving the eco-efficiency in the execution phase of renovation grows as the Eco efficiency in the operational period is improved. Owner, developer and construction company all benefit from improving the eco-efficiency. Through the grown image of the building its market value is accrued and its rent ability is improved, which gives advantage to its owner and developer. The competitiveness, overall management and cost-efficiency of the construction company are improved, and the construction company can gain new customers. The aim of this study was to find out methods and actions suitable to improve the eco-efficiency in the execution phase of renovation among with the indicators to estimate the improvement. The study was limited to cover only the execution phase and methods suitable for renovation. Used research methods were literary research and theme interviews. The material gathered from the literature and interviews was analysed and based on the analysis was created a concept for improving the eco-efficiency in the execution phase of renovation to the construction company Lemminkäinen Talo Oy. The concept included directions for action to improve the eco-efficiency. A checklist was established as a part of the concept, in which were represented the practical actions for improving the eco-efficiency and the suggested indicators to estimate the effects of every action. Improving the eco-efficiency of the execution phase of renovation must continue through the project as adaptable optimization, so that eco-efficient choices are made actively every possible time. The eco-efficiency objectives are determined based on the special characteristics of the project, the cooperation between parties is enhanced and the employees of the construction company are motivated to improve the eco-efficiency in the planning phase. In the execution phase the planned actions are executed according to the objectives. In the survey and improvement phases the improvement of eco-efficiency is estimated with the indicators and deficiencies are repaired. All sectors of eco-efficiency must be improved to improve the whole, although according to the study a considerable significance comes from the procurement, energy consumption and logistics. In the study, the actions to improve the eco-efficiency were divided in developing the procurement, minimising the material loss, deducting the construction waste, developing the waste management, developing the demolition, deducting the energy consumption, developing the logistics and extending the life of the building.Korjausrakentamisen toteutusvaiheen ekotehokkuuden parantamisen merkitys kasvaa sitä mukaa kun rakennuksen käytön aikaista ekotehokkuutta saadaan parannettua. Ekotehokkuuden parantamisesta on hyötyä sekä rakennuksen omistajalle ja rakennuttajalle että rakennusyritykselle. Rakennuksen kohonneen imagon kautta sen myyntiarvo kasvaa ja sen vuokrattavuus paranee, mikä hyödyttää omistajaa ja rakennuttajaa. Rakennusyrityksen kilpailukyky, kokonaisuudenhallinta ja kustannustehokkuus paranevat ja se voi saada uusia asiakkaita. Tämän tutkimuksen tavoitteena oli selvittää korjausrakentamisen toteutusvaiheen ekotehokkuuden parantamiseen soveltuvat menetelmät ja toimenpiteet sekä sen arvioimiseen käytettävät mittarit. Tutkimus rajattiin koskemaan vain korjausrakentamisen toteutusvaihetta ja korjausrakentamiseen soveltuvia menetelmiä. Tutkimusmenetelminä tutkimuksessa käytettiin kirjallisuustutkimusta ja teemahaastatteluita, joista saadun aineiston analyysin perusteella laadittiin Lemminkäinen Talo Oy:lle korjausrakentamisen toteutusvaiheen ekotehokkuuden parantamisen konsepti, joka sisälsi toimintaohjeet ekotehokkuuden parantamiseksi. Konseptin osana laadittiin myös ekotehokkuuden parantamisen toteuttamista varten tarkistuslista, jossa esitettiin käytännön toimenpiteet ekotehokkuuden parantamiseksi ja ehdotettiin mittareita kunkin toimenpiteen vaikutuksen arvioimiseksi. Korjausrakentamisen toteutusvaiheen ekotehokkuuden parantamisen on oltava läpi hankkeen jatkuvaa, joustavaa optimointia. jossa tehdään ekotehokkaita valintoja aktiivisesti aina kun se on mahdollista. Suunnitteluvaiheessa määritetään tavoitteet hankkeen erityispiirteiden perusteella, lisätään yhteistyötä rakentamisen osapuolten välillä ja motivoidaan rakennusyrityksen henkilöstö ekotehokkuuden parantamiseen. Toteutusvaiheessa toteutetaan suunnitellut toimenpiteet tavoitteiden mukaisesti. Seuraus- ja parannusvaiheessa arvioidaan ekotehokkuuden parantumista siihen ehdotettujen mittareiden avulla ja korjataan ilmi tulleet puutteet. Ekotehokkuuden parantamiseksi kaikkia sen osa-alueita on parannettava, vaikka suurin merkitys on tutkimuksen mukaan hankinnalla. energiankulutuksella ja logistiikalla. Ekotehokkuuden parantamisen toimenpiteet jaettiin tutkimuksen tuloksena hankinnan kehittämiseen, materiaalihukan minimointiin, rakennusjätteiden vähentämiseen, jätehuollon kehittämiseen, purkamisen kehittämiseen, energiankulutuksen vähentämiseen, logistiikan kehittämiseen ja rakennuksen käyttöiän pidentämiseen.Description
