Abstract

This study focuses on the valuation uncertainty of subsidized ARA residential real estate development projects in Finland. Uncertainties and risks related to valuation can be estimated for instance by the Monte Carlo simulation method. The main objective of this study is to develop a cash flow model that utilizes the Monte Carlo simulation method. The created model can be used to assess the profitability and uncertainties of real estate development projects in their early stages. A literature review conducted in this study provides information about real estate development and valuation methods that can be used to determine the financial feasibility of real estate development projects. This literature review also forms the theoretical framework for the developed Monte Carlo simulation model. Python programming language was used to develop the simulation model utilized in this study. Sensitivity analysis for input variables was conducted during the model development process. Ranges and probability distributions were determined with market analysis and using inhouse information. The simulation model repeats the discounted cash flow analysis 10 000 times with random numbers from selected probability distributions. The output of the created simulation model is a histogram that summarizes the NPVs of all the cash flow analysis runs. The simulation model developed in this study demonstrates that Monte Carlo simulation can be efficiently used to estimate the valuation uncertainty of residential real estate development projects. However, this method requires multiple different input variables. This means that the development and utilization of the Monte Carlo simulation can be time-consuming and laborious especially in the early stages of a project. Many studies have demonstrated that discounted cash flow analysis involves considerable uncertainty and risks. This is also confirmed by the results of this study. According to the developed Monte Carlo simulation, the net present value of the development project can vary greatly, and be either positive or negative, even though the results of conventional cash flow analysis are positive. Based on the modelling results, it seems more probable that the net present value of a project is negative than positive. The wide distribution of simulation results captures the uncertainties related to real estate development projects, whereas following the single value estimate of a conventional cash flow analysis could lead to significant financial losses. Therefore, the investment decision for a residential real estate development project should never be made based solely on a single value estimate that does not capture the uncertainties related to these projects. Overall, this study bridges the under-researched gap between residential real estate development project valuation and Monte Carlo simulation. The results provide important information for actors in the field of real estate development valuation. Additionally the developed Monte Carlo simulation model can be utilized by the case company in valuation of future real estate development projects.

Tämä tutkielma käsittelee epävarmuutta ARA kiinteistökehityshankkeiden kannattavuuden arvioinnissa. Arvioinnin epävarmuutta ja riskejä on mahdollista tutkia esimerkiksi hyödyntämällä Monte Carlo simulaatiota. Tämä tutkielman päätavoite on kehittää kassavirtalaskelmamalli, joka hyödyntää Monte Carlo simulaatiomenetelmää. Tutkielmassa luotua simulaatiomallia voidaan käyttää arvioimaan kiinteistökehityshankkeiden kannattavuutta ja arvioinnin epävarmuutta erityisesti hankkeiden alkuvaiheessa. Tutkielman kirjallisuuskatsaus käsittelee kiinteistökehittämistä sekä kiinteistökehittämishankkeiden arviointimenetelmiä. Kirjallisuuskatsauksen avulla luodaan myös teoreettinen viitekehys, jota hyödynnetään Monte Carlo simulaatiomallin kehittämisessä. Tutkielmassa kehitetty simulaatiomalli ohjelmoitiin Python-ohjelmointikielellä ja syötemuuttujien epävarmuutta tutkittiin herkkyysanalyysillä osana simulaatiomallin kehittämisprosessia. Simulaation käyttämät todennäköisyysjakaumat ja niiden vaihteluvälit määritettiin markkina-analyysin sekä yrityksen sisäisten tietolähteiden perusteella. Simulaatio toistaa diskontatun kassavirta-analyysin 10 000 kertaa niin, että laskelmassa käytetyt muuttajat valitaan satunnaisesti todennäköisyysjakaumilta. Simulaation päätuloksena on histogrammi, joka yhdistää kaikki lasketut nettonykyarvot. Tutkielmassa kehitetty Monte Carlo simulaatiomalli todistaa, että Monte Carlo simulaatiota on mahdollista hyödyntää tehokkaasti asuinkiinteistökehityshankkeiden arviointiin liittyvän epävarmuuden havaitsemisessa. Menetelmä kuitenkin edellyttää useiden syötemuuttujien määrittämistä. Tämä puolestaan tarkoittaa, että simulaatiomallin kehittäminen sekä käyttö voi olla aikaa vievää ja työlästä etenkin kiinteistökehityshankkeiden alkuvaiheessa. Monet tutkimukset ovat osoittaneet, että diskontattuun kassavirta-analyysiin liittyy merkittävää epävarmuutta sekä riskejä. Myös tämän tutkimuksen tulokset tukevat tätä väitettä. Vaikka perinteinen kassavirtalaskelma antaisi selvästi positiivisen nettonykyarvon kuten työn esimerkkiprojektissa, simulaation mukaan nettonykyarvo voi vaihdella merkittävästi negatiivisesta positiiviseen. Asuinkiinteistökehityshankkeiden investointipäätöksen ei tulisi koskaan perustua vain yhteen arvoon joka ei huomioi hankkeen arviointitulokseen liittyvää epävarmuutta, sillä se voi johtaa merkittäviin taloudellisiin tappioihin. Tämä tutkielma täyttää tutkimusaukkoa asuinkiinteistöjen kehityshankkeiden arvioinnin ja Monte Carlo simulaation välillä. Tutkimus tarjoaa tärkeää tietoa asuinkiinteistökehityshankkeiden parissa työskenteleville toimijoille, ja tutkielman kohdeyritys voi hyödyntää tutkielmassa kehitettyä Monte Carlo simulaatiomallia uusien kiinteistökehityshankkeiden arvioinnissa.
