Abstract
Toimitusketjut rakennusalalla eroavat merkittävästi muista teollisuudenalojen toimitusketjuista. Alan projektiluontoisuuden vuoksi toimitusketjut ovat useimmiten kertaluonteisia, jotka hajoavat projektin valmistuttua. Projektikohtaiset, pirstaleiset ja väliaikaiset organisaatiorakenteet asettavat rajoitteita toimitusketjun hallinnalle, mikä onkin yksi merkittävimmistä syistä rakennusalalla vallitsevalle heikolle työn tuottavuudelle sekä korkeille tuotantokustannuksille. Konkreettisimmat toimitusketjun hallinnan kehitystoimet rakennusalalla ovat keskittyneet logistiikan hallinnan kehittämiseen, joka on yksi keskeisimmistä toimitusketjun hallinnan sovellusmuodoista. Logistiikkaa on pyritty kehittämään muun muassa ulkoistamalla rakennusprojektin logistisia prosesseja niiden hallintaan erikoistuneille kolmansille osapuolille, jotka ovat vaikuttaneet merkittävästi logistiikan hallinnan kehitykseen muilla teollisuudenaloilla, mutta joiden vaikutusta rakennusalaan on tutkittu suhteellisen vähän. Diplomityön keskeisimpänä tavoitteena on kartoittaa ulkoistettujen logistiikkapalveluiden hyötyjä rakennusprojektissa pääurakoitsijan näkökulmasta, sekä selvittää palveluiden nykytila rakennusalalla kohdeyrityksen YIT Suomi Oy:n työmaatoimihenkilöiden sekä yhteistyökumppanien haastatteluilla. Tutkimus koostuu kirjallisuuskatsauksesta ja empiirisestä osuudesta, joista ensimmäisessä muodostetaan tutkimuksen teoreettinen viitekehys ja toisessa arvioidaan palveluiden hyötyjä viiden kohdeyrityksen esimerkki-hankkeen avulla. Hyötyjen lisäksi tutkimuksessa pyritään selvittämään, millaiset palveluihin liittyvät haasteet ja puutteet tällä hetkellä rajoittavat hyötyjen saavuttamista. Tutkimus osoittaa, että logistiikkatoimintojen ulkoistamiseen liittyy lukuisia hyötyjä ja mahdollisuuksia kirjallisuuskatsauksessa esitettyjen aiempien tutkimustulosten mukaisesti. Havaittuja hyötyjä ovat muun muassa työmaan tuotannon- ja riskienhallinnan tehostuminen sekä logistiikkaprosesseihin liittyvät välilliset kustannusedut. Palveluiden epäselvät kustannusrakenteet vaikeuttavat palveluihin liittyvien hyötyjen konkretisointia, jonka lisäksi esimerkiksi spesifin rakennusalan osaamisen puutteet sekä palveluntuottajien IT-järjestelmien implementointi rajoittavat hyötyjen saavuttamista. Täyden potentiaalin saavuttamiseksi ulkoistamisen tarpeellisuutta on arvioitava tarkkaan hankekohtaisesti.Supply chains in the construction industry differs significantly from supply chains in other industries. Due to the project nature of the construction industry, supply chains are usually nonrecurring and breaks after the construction project is finished. Project-specific, fragmented, and temporary organizational structures set limitations for supply chain management, which is one of the most significant reasons for the low productivity and high production costs in the construction industry. The most concrete development actions related to the supply chain management have mainly focused on the development of logistics management which is one of the most crucial application forms of supply chain management. Efforts have been made to develop logistics, for example, by outsourcing logistics processes of a construction project to the third parties specialized in logistics management, which have had a significant impact on the development of logistics management in other industries. However, their impact on the construction industry have been studied relatively few. The main goal of this study is to survey the benefits of outsourced logistics services in a construction project from the perspective of the main contractor, and to examine the current state of the services in the construction industry by interviewing site employees of YIT Suomi Oy and partners of the company. The study consists of a literature review and an empirical part, of which the theoretical framework of the study is formed in the literature review and benefits of the outsourced services are surveyed in the empirical part with five case projects of the company. In addition, this study aims to clarify what kind of challenges and needs related to the usage of the services currently limits the achievement of the benefits. The study proves that there are several benefits and opportunities related to the outsourcing of logistics operations, in accordance with previous research results presented in the literature review. Perceived benefits include, for example, the efficiency of production and risk management of a construction site as well as indirect cost benefits related to the logistics processes. Unclear cost sructures of the services limits the concretization of the benefits related to the services, in addition to which, the lack of service providers’ specific expertise of the construction industry and the implementation of service providers’ IT systems limit the achievement of the benefits. In order to achieve the full potential of the services, the necessity of outsourcing must be carefully evaluated for each project.Description
