Abstract

The purpose of this Masters’ thesis was to explore tolerance issues in the precast concrete elements. In modern industry, the use of prefabricated concrete became usual as well as the problems that are caused by use of current tolerances. Research digs into the problems, finding out what are the root issues, their reasons and consequences. This study estimates the expenses of current methods to fix the problems due to tolerance issues, as well as proposes new solutions that can cut expenses and improve the industry. The method of investigation is based on the interviews with the professionals in this field that meet same problems daily in the working life. The cost estimation of additional expenses is based on the geometrical variations of the elements as well as on the specific documentation. As a result, the most common problems are identified along with their solutions on sites. The problems are classified as direct and indirect and separate cost estima- tions are performed for them. The tolerance issue solution cost estimation is calcu- lated as a unit price for different types of elements, that can vary depending on elements geometry. Moreover, cost estimation is applied for the case study building to estimate the im- pact of tolerance issues on the real project budget of general contractor. Cost esti- mation shows that general contractors could earn approximately 45% more than they do now, if tolerance problem would never exist. Consequently, the ready framework for the estimation of additional expenses due to the most common tolerance issues is developed. It can be applied directly on another project with the use of calculated unit prices, or it can be used to determine new unit prices for the specific geometry of the elements. Moreover, the alternative suggestions for improvements of tolerance issues are proposed to be implemented in the future by professionals in the industry.
