Abstract

Aparthotels are primarily a form of accommodation intended for temporary stays. The growing flow of workers driven by globalization has increased the demand for their services over recent decades. Aparthotels' main user base consists of business travellers and, to a lesser extent, tourists. The aim of this thesis was to study aparthotels and young adult students' attitudes towards them. The study is divided into two parts: the first part, a literature review, presents research on aparthotels organized thematically, while the empirical part uses a questionnaire to gather data on students' attitudes toward aparthotels. In the empirical section, respondents evaluated the importance they place on various services, their willingness to pay for them monthly, and their general attitudes towards aparthotels. The literature review results indicate that aparthotels are characterized by rooms that are larger than typical hotel rooms and are primarily targeted at business travellers. Another observation is that these key features have remained largely unchanged over time, although the user groups have diversified as the concept has become more widespread and travel has increased. The empirical findings showed that the collected data could not establish a linear relationship between the perceived value of services and the willingness to pay for them. However, the quantitative research identified which aparthotel services and features the target group valued. The study indicates that students' attitudes toward aparthotels vary. It was observed that students view aparthotels as a potential housing option, particularly in uncertain life situations where the flexible lease terms offered by aparthotels provide added value. Another significant factor in their attitudes was the price of aparthotels. The findings of this study can serve as a foundation for further research into students' attitudes towards aparthotels.

Asuntohotellit ovat pääasiallisesti väliaikaiseen majoitukseen tarkoitettu ma-joitusmuoto. Globalisaation aiheuttama kasvava työläisten virta on lisännyt niiden tarjoamien palveluiden kysyntää viime vuosikymmeninä. Pääasiallisena käyttäjäkuntana asuntohotelleilla ovat työmatkailijat ja vähemmissä määrin myös turistit. Tämän diplomityön tavoitteena oli tutkia asuntohotelleja ja nuorten aikuisten opiskelijoiden suhtautumista asuntohotelleihin. Tutkimus on jaettu kahteen osaan, joista ensimmäisessä eli kirjallisuustutkimuksessa esitetään teemoittain asuntohotelleista tehtyjä tutkimuksia ja empiiriseen osaan, jossa kyselylomakkeella kerättiin tietoa opiskelijoiden suhtautumisesta niihin. Tutkimuksen empiirisessä osassa vastaajat arvioivat, kuinka paljon he arvostavat erilaisia palveluita ja kuinka paljon olisivat valmiita maksamaan niistä kuukausittain, sekä miten he suhtautuvat asuntohotelleihin. Kirjallisuustutkimuksen tuloksena on, että asuntohotelleille on tyypillistä huoneet jotka ovat hotellihuoneita suurempia, ja ne on suunnattu erityisesti liikematkailijoille. Toinen huomio on, että tyypilliset piirteet ovat pysyneet samoina ajan myötä lukuun ottamatta sitä, että käyttäjäryhmät ovat muuttuneet konseptin yleistyessä ja matkailun lisääntyessä. Empiirisen osan tutkimustuloksena oli, että kerätyllä lähtötiedolla ei voitu luoda lineaarista suhdetta palveluiden arvostuksen niistä maksuvalmiuden välille. Määrällinen tutkimus kuitenkin osoitti mitä asuntohotellin palveluita ja ominaisuuksia kohderyhmän edustajat arvostivat. Tutkimuksen perusteella opiskelijoiden suhtautuminen asuntohotelleihin on vaihtelevaa. Havaintona oli, että kohderyhmän edustajat pitävät asuntohotellia mahdollisena asuinmuotona erityisesti epävarmoissa elämäntilanteissa, joissa asuntohotellien tarjoama vuokrasopimuksen joustavuus tuo lisäarvoa asiakkaalle. Toinen merkittävä tekijä suhtautumisessa oli asuntohotellien hinta. Tutkimuksen tuloksia voidaan hyödyntää lähtökohtana, kun tutkitaan laajemmin opiskelijoiden suhtautumista asuntohotelleihin
