Abstract

This master’s thesis studies the location preferences of different stakeholders taking part in the development and upkeep of rental housing, sheltered housing and serviced apartments. The construction products are first studied individually to find their respective location criteria. The findings are then applied to a case study in Hervanta which is a district in the city of Tampere, Finland. The study is conducted with the use of academic literature and professional interviews. The professional interviews proved to be extremely valuable since academic literature regarding the location criteria of investors and operators from the perspective of business profitability in serviced apartments and sheltered housing is very scarce if none-existent. The findings of the study are summarized in tables that draw together the main location criteria of each individual stakeholder group of rental housing, sheltered housing and serviced apartments. The main findings of this study indicate that the location centrality is an especially important factor to the investors of rental housing, serviced housing and to the operators and investors of serviced apartments. Furthermore, the results of this study indicate that the location centrality might create problems for some of the stakeholders if certain aspects such as proper zoning policies are not taken into consideration.

Tässä diplomityössä tutkitaan yksityisen vuokra-asumisen, hoiva-asumisen sekä huoneistohotellien rakennushankkeiden ja ylläpidon eri sidosryhmien sijaintipreferenssejä. Työssä kartoitetaan ensiksi yksi rakennustuote kerrallaan eri sidosryhmien sijaintikriteerit ja lopuksi löydöksiä sovelletaan tapaustutkimus kaupunkikehityshankkeeseen Tampereen Hervannassa. Työssä esitelty informaatio on peräisin akateemisesta kirjallisuudesta sekä haastatteluista. Haastatteluista saatu tieto osoittautui työssä elintärkeäksi, sillä akateeminen kirjallisuus liittyen sijoittajien ja operaattoreiden sijaintipreferensseihin etenkin liiketoiminnan harjoittamisen kannalta ei ole akateemisesti kovinkaan tutkittua aluetta. Diplomityön löydökset on kerätty useampaan eri taulukkoon, joissa käydään tuotekohtaisesti läpi eri sidosryhmien sijaintikriteerit. Työn päälöydökset osoittavat, että sijainnin keskeisyys on tärkeää etenkin vuokra-asumisen ja hoiva asumisen sijoittajille sekä huoneistohotellien operaattoreille ja sijoittajille. Työn tuloksista ilmenee myöskin, että sijainnin keskeisyys ei kaikissa tapauksissa ole toimiva ratkaisu kaikille sidosryhmille, mikäli tiettyjä asioita, kuten oikeanlaista kaavoitusta ei ole asianmukaisesti otettu huomioon.
