Evaluation of geothermal based heating solutions and district heating in Helsinki from the property owner’s perspective

Abstract

City of Helsinki’s goal is to increase its share of geothermal energy to 15 percent from the city’s total heating demand by year 2035. To reach the goal, it is critical to understand the property owners’ perspective when different heating alternatives are being considered. In general, property owners are seeking for lower heating costs and a smaller risk towards increasing energy prices with higher level of self-sufficiency in heat production. The objective of this thesis was to evaluate which of the following heating alternatives would be the most favourable option from the property owner’s perspective within Helsinki: district heating, geothermal based solutions or hybrid of previous ones. Shallow geothermal energy (SGE) based heat pump configuration with vertical boreholes was found out to be only viable solution for evaluation among the geothermal based alternatives. In this thesis, technology focused literature review and quantitate techno-economic assessment (TAS) methodologies were used on evaluating different heating alternatives. In the theory part, the current state of Helsinki’s district heating system was analysed, and the limitations of geothermal based technologies were described. Techno-economic assessment included the principles of real estate economics in order to underline the financial motivations of property owners. According to TAS, the most favourable heating solution for an existing housing association under renovation, a new block of housing associations and a new office building in Helsinki would be the SGE based heat pump configuration. Moreover, office building with significant heating and cooling demand benefits the most from such configuration, since the heat pump’s ability for combined heating and cooling production is significantly more profitable than having separate district heating and cooling connections. However, optimised SGE based configurations are not always plausible due to technical restrictions caused by small plot areas and adjacent properties that are already utilising SGE. A hybrid solution of SGE and district heating was found to be more profitable than district heating system alone. Nevertheless, a hybrid configuration is more volatile to changes in business environment than optimum SGE based heat pump configuration because the decrease of annual district heating fee in hybrid system is not proportional to the decrease of required thermal load.

Helsingin kaupungin tavoitteena on lisätä geoenergian osuutta energiantuotannossa 15 prosenttiin vuoteen 2035 mennessä. Tavoitteen saavuttamiseksi on äärimmäisen tärkeää ymmärtää kiinteistönomistajien perspektiivi keskenään vaihtoehtoisten lämmitysmuotojen arvioinnin yhteydessä. Kiinteistönomistajat pyrkivät yleisesti pienentämään sekä lämmityskustannuksia että riskiä energiakustannusten nousua vastaan lisäämällä omavaraisuutta lämmitysenergian tuotannossa. Tutkimuksen tavoitteena oli arvioida mikä seuraavista lämmitysvaihtoehtoista olisi kiinteistönomistajan näkökulmasta suosiollisin Helsingin alueella: kaukolämpö, geo- tai geotermiseen energiaan perustuvat ratkaisut tai näiden kahden vaihtoehdon hybridimalli. Lämpöpumppuratkaisu, joka hyödyntää geoenergiaa porakaivoihin asennettujen U-putki kollektoreiden kanssa, todettiin olevan teknistaloudellisesti ainut vaihtoehto geo- tai geotermisen energian osalta. Lämmitysmuotojen vertaillussa käytettiin tutkimusmetodeina teknologiaorientoitunutta kirjallisuuskatsausta ja kvantitatiivista teknistaloudellista arviointia (TTA). Teoriaosuudessa tarkasteltiin yleisesti Helsingin kaukolämmitysjärjestelmää sekä geo- ja geotermisen energiaan perustuvien teknologioiden teknisiä rajoitteita. TTA perustui kiinteistötalouden periaatteisiin, jotta kiinteistönomistajien taloudelliset hyödyt tulisivat esille oikeissa mittasuhteissa. TTA:n perusteella geoenergiapohjainen lämpöpumppujärjestelmä osoittautui kaikista kannattavimmaksi lämmitysjärjestelmäksi saneerattavan taloyhtiön, uuden asuinkerrostalokorttelin ja uuden toimistoratkaisun osalta. Toimistorakennuksen investoinnin kannattavuus oli kuitenkin suurin tutkittavista kohteista, sillä lämpöpumpun kyky yhdistetyn lämmityksen ja jäähdytyksen tuotantoon osoittautui huomattavasti kannattavammaksi kuin erilliset kaukolämpö- ja jäähdytysliittymät. Tutkimus osoitti, että geoenergiaratkaisut eivät kuitenkaan aina ole mahdollisia teknisien rajoitteiden vuoksi. Rajoitusten ilmetessä hybridijärjestelmä todettiin kannattavammaksi kuin yksinomaan kaukolämpö. Hybridijärjestelmä on kuitenkin alttiimpi liiketoimintaympäristön muutoksille, sillä kaukolämmön vuosimaksun alenema ei ole suhteellisesti yhtä suuri kuin lämpöpumpun aikaansaama tehontarpeen alenema.
