Abstract
Tässä tutkimuksessa käsitellään korkean toimistorakentamisen kannattavuutta ja sen arviointia hankekehitysvaiheessa. Korkean rakentamisen suosio on kasvanut Suomessa viime vuosina. Hankkeet ovat kohdanneet taloudellisia haasteita, minkä vuoksi kannattavuuden arviointiprosessin ja sen luotettavuuden merkitys korostuu. Tutkimuksen päätavoite on tunnistaa keskeiset haasteet korkean toimistorakentamisen kannattavuuden arvioinnissa ja kehittää tämän perusteella malli, joka kuvaa toimivaa kannattavuuden arviointiprosessia tällaisissa hankkeissa.
Kirjallisuustutkimuksessa käsitellään korkean rakentamisen kustannuksia ja korkeuden vaikutusta eri kustannuslajeihin, korkean toimistorakentamisen kannattavuutta ja siihen vaikuttavia tekijöitä sekä kustannusten ja kannattavuuden arviointia rakennushankkeissa sekä erityisesti korkeissa toimistohankkeissa. Tutkimuksen empiirinen osa koostuu teemahaastattelusta sekä tapaustutkimuksessa. Teemahaastattelussa käsitellään korkean toimistorakentamisen hankekehitysprosessia, kannattavuuteen liittyviä haasteita sekä kannattavuuden arviointia. Tapaustutkimuksessa käsitellään samaa aihetta valitun tapauskohteen näkökulmasta.
Tutkimuksessa keskeisiksi haasteiksi korkean toimistorakentamisen kannattavuuden arviointiprosessissa tunnistettiin mm. toteumatiedon puute, pitkä hankekehitys- ja rakennusaika, hankkeiden laajuus ja monimutkaisuus sekä riskien ja epävarmuuden arvioinnin haasteellisuus. Kirjallisuustutkimuksen ja empiirisen tutkimuksen oppien pohjalta kehitettiin malli, joka kuvaa kannattavuuden arviointiprosessia, jossa näiden haasteiden vaikutus on pyritty minimoimaan. Malli on tarkoitettu hyödynnettäväksi korkean toimistorakentamisen hankkeissa ohjaamaan kannattavuuden arviointiprosessia ja sen suunnittelua.
The subject of this thesis is the economic viability of high-rise office building projects and its assessment in the project development phase. In Finland high-rise construction has gained more popularity in the recent years. The projects have however faced various economic issues which emphasizes the significance of the assessment process of economic viability. The main objective of the thesis is to identify the most crucial challenges in the assessment process of high-rise office projects and based on that create a model that describes afunctioning assessment process in these projects.
The literature review focuses on the costs of building tall and the affect of the height of a building on different cost elements, economic viability of tall office building projects and the factors that affect it, and finally estimating costs and assessing economic viability in construction projects and in tall office building projects especially. The empirical section of the thesis composes of a focused interview and a case study. The focus interview addresses the project development process, the challenges in economic viability and assessing it in tall office building projects. The case study addresses the same themes from the perspective of a selected case project.
In the research, the key challenges in assessing the economic viability in high-rise office project were identified as e. g. the lack of precedent, lengthy development and construction phases, the scope and complexity of the projects, and the difficulty of assessing risks and uncertainty. Based on the findings from the literature review and empirical study a model was created to describe a functioning assessment process that pursues to minimize the effects of these issues. The model is intended to be used in high-rise office building projects to steer the assessment process of economic viability and its planning.
