Abstract

Tutkimuksessa perehdytään suoraa kiinteistösijoittamista harjoittavien tahojen sijoituspäätösprosessiin ja heitä palvelevan tietojärjestelmän ominaisuuksien määrittämiseen. Tutkimuksen taustaselvityksessä ilmeni, että kiinteistösijoittajaa palvelevalle tietojärjestelmälle olisi tarvetta. Tutkimus koostuu teoriaosuudesta ja empiirisestä osuudesta. Teoriaosuus on toteutettu kirjallisuustutkimuksena ja empiirinen osuus kvalitatiivisena haastattelu tutkimuksena. Teoriaosuudessa tutkittiin kirjallisuudessa julkaistuja kiinteistösijoituspäätösprosesseja ja artikkeleiden pohjalta etsittiin prosessien eri vaiheisiin soveltuvia menetelmiä. Empiirisessä osuudessa haastateltiin kolme kiinteistösijoitusalalla toimivaa henkilöä heidän käytännöistään kiinteistösijoituspäätöstä tehtäessä. Menetelmien avulla määritettiin vaadittavat lähtötiedot, toiminnallisuudet ja tulokset, jotka hyvältä kiinteistösijoitustoimintaa tukevalta tietojärjestelmältä vaaditaan. Tutkimuksen tuloksissa määritettiin myös kiinteistö- ja rakennusmarkkinoiden kautta muodostettaville tietotarpeille, jotka tulee pystyä upottamaan järjestelmään. Lisäksi tuloksissa esitellään toiminnallisuudet ja menetelmät, joiden avulla lähtötietona kerättävä aineisto voidaan muuttaa sijoittajaa kiinnostaviksi tietojärjestelmästä saataviksi tuloksiksi. Tutkimus tuo yhteen kiinteistö- ja rakennusmarkkinoiden tarjoamat kiinteistösijoittajaa hyödyttävät tietolähteet. Tutkimuksen perusteella kiinteistösijoittajat eivät osaa vielä hyödyntää rakennusmarkkinoilta saatavaa tietoa ilman ulkopuolisen rakennusalan konsultin apua.

This study focuses on the investment decision process of real estate investors and configures the features of an information system serving those engaged in real estate investing. The background research done for the study implied that a real estate investing information system would be of value. This study consists of a theory part and an empirical part. The theory part was implemented as a literature research and the empirical part as a qualitative interview research. The theory section studied the real estate investment processes and searched articles for varying methods, which were suitable for the stages of the process. For the empirical part three real estate investment professionals were interviewed on their common practices regarding an investment decision. With the found varying methods the needed fundaments, functionalities and results for an excellent real estate investing information system were determined. The results of the study also determined the information needs of the real estate and construction market, which would need to be embedded to the system. Furthermore the results introduce the functionalities and methods that can be used for transforming collected source data into investor related information system results. The study brings together the information sources, from real estate and construction markets, which are valuable to a real estate investor. According to the study real estate investors are yet not capable of exploiting construction market information without the help of external construction consultants.
