Abstract

Rakennusliikkeet ovat tänäpäivänä isoja projektijohto- ja hankintaorganisaatioita. Projektien kustannuksista peräti 90 % voi syntyä erilaisista hankinnoista. Hankintojen menestyksellinen suorittaminen onkin tärkeää koko projektin onnistumiselle. Hankinnan haasteena on löytää hankinnan elinkaarelle edullisin ratkaisu eli ratkaisu, jossa maksimoidaan laatu ja minimoidaan hinta. Tämän tutkimuksen tavoitteena oli kehittää työkalu toimittajien laadun pisteyttämiseen sovelluksena lasijulkisivuhankinta. Työkalulla hankinnoista ja toimittajavalinnoista tehdään läpinäkyvämpiä, helpommin perusteltavia sekä enemmän faktoihin perustuvia. Työn kirjallisuusosuudessa tarkasteltiin toimittajan valintaa päätöksentekotilanteena, jossa voidaan hyödyntää olemassa olevia päätöksentekomenetelmiä toimittajien laadun vertailuun ja pisteytykseen. Lisäksi kirjallisuusosuudessa tutkittiin tuoteosakaupan vaikutuksia hankintaprosessiin. Työn haastatteluosuudessa määritettiin tuoteosakaupalle kriittiset toimittajien vertailukriteerit ja niiden väliset painoarvot sovelluksena lasijulkisivuhankinta. Kriteerien ja niiden keskinäistä painotusta käytettiin työkalun kehittämiseen. Työn tuloksena saatiin kahdeksan kriittistä vertailukriteeriä. Nämä vertailukriteerit lasijulkisivuhankinnassa ovat: yrityksen referenssikohteet, kyseisen kohteen suunnittelijoiden referenssikohteet, tuotantoprosessin selkeys ja luotettavuus, aikaikkunavaraus kohteen tuoteosien valmistukselle, työturvallisuus asennusvaiheessa, asennusprosessin selkeys, lopputuotteen yhteensovitettavuus muiden rakennusosien kanssa, lopputuotteen hiilijalanjälki. Näiden kriteerien pohjalta kehitettiin työkalu, jolla toimittajia voidaan vertailla lasijulkisivuhankinnassa.

In these days construction companies are huge project management and procurement organisations. Even 90% of projects costs can come from different kind of procurements. The challenge in procurement is to find solutions that is the most economical solution when we consider the whole life cycle of the procurement, so it is important to maximise quality and minimize the prize. In this research the goal was to develope a practical tool for scoring the suppliers quality in glass façade procurement. With that tool the goal is to increase the transparency and justification of choices by making more fact-based decision. The literature review pointed out that choosing the supplier is decision making situation, where the decision-making methods can be used. With these methods suppliers’ quality can be comparised and scored. The second theme which was discussed about in the literature was production subassembly contracting and its effects on procurement process. In the interview part of research, the critical comparison criteria of suppliers were determined. Also, the weights of these criteria were developed for the procurement of glass façade. The criteria and their weights were used for developing the tool, which can be used for choosing the supplier in the construction project. With the tool the quality of different suppliers can be scored. As a result of this research eight critical criteria were found. These criteria are the companies reference projects, the designers of this projects reference projects, the clarity and reliability of production process, the time frame reserved for this project in production, health and safety in assembly phase, the clarity of assembly, the compatibility of the the final product with other structural parts and as the final criterion the carbon footprint of final product. Based on these criteria the tool for comparison was developed to compare the offers of glass façade.
