Abstract

Renovation projects are a special type of construction projects. The unique features of renovation projects make production control challenging, as they often cause a great deal of variation, resulting in waste in production and reducing profitability. Takt production has been applied to renovation, but its specific suitability and benefits in renovation projects have not been studied widely. This paper describes a design science study that i) examines the suitability of takt production in renovation projects through literature and interviews, ii) designs a process model for applying takt production in renovation projects, and iii) applies and validates the designed process model in a case project. The findings imply that takt production can benefit renovation projects. The study highlights the significance of fulfilled prerequisites and well-managed supporting functions in takt production. If these requirements are not fully met, the significance of proactive problem-solving in production control and collaborative practices increases.
