Abstract
This study examines the integration of energy investments into net lease agreements. It explores how such investments can be incorporated into these lease structures and identifies the practical challenges and opportunities for the involved parties. The focus is particularly on the roles of landlords and tenants, as well as on the incentives related to the implementation of energy improvements. The research is based on a qualitative methodology, utilizing an electronic questionnaire targeted at three property types: hotel, commercial, and public properties. The data collection centers on the perspectives and practices of property owners and tenants concerning energy efficiency and the economic implications of energy investments. The key findings indicate that implementing energy investments in net leased properties is challenging but feasible. The main obstacle is that tenants directly benefit from energy savings, while property owners do not receive immediate financial returns on reduced energy costs. This creates a misalignment of incentives that may hinder investment decisions. However, the use of green leases and memorandums of understanding can help address this issue by balancing incentives and promoting cooperation between the parties. The study concludes that successful implementation of energy investments requires collaboration, clearly defined incentive mechanisms, and an equitable allocation of responsibilities between landlords and tenants.Tämä tutkimus tarkastelee energiainvestointien sisällyttämistä osaksi nettovuokrasopimuksia. Tutkimus selvittää, miten energiainvestoinnit voidaan sisällyttää osaksi nettovuokrasopimuksia sekä mitkä ovat tämän prosessin käytännön haasteet ja mahdollisuudet eri osapuolille. Tutkimus keskittyy erityisesti vuokranantajien ja vuokralaisten rooleihin sekä energiainvestointien toteuttamisen kannustimiin. Tutkimus perustuu laadulliseen tutkimusmenetelmään, jossa tiedot kerätään sähköisellä kyselylomakkeella kolmesta kiinteistötyypistä: hotelli-, kaupallisista- ja yhteiskuntakiinteistöistä. Tiedonkeruu keskittyy kiinteistönomistajien ja vuokralaisten näkemyksiin ja toimintatapoihin, jotka liittyvät energiatehokkuuden parantamiseen ja energiainvestointien taloudellisiin vaikutuksiin. Tutkimuksen keskeisimmät havainnot osoittavat, että nettovuokrasopimuksissa vuokratuissa kiinteistöissä energiainvestointien toteuttaminen on haasteellista, mutta mahdollista. Haasteet muodostuvat siitä, että vuokralaiset hyötyvät suoraan energiatehokkuudesta syntyvistä säästöistä, mutta kiinteistönomistajat eivät saa suoraa taloudellista säästöä energiakustannuksista. Tämä luo kannustinongelman ja estää investointien toteutumisen. Vihreiden vuokrasopimusten ja yhteisymmärryspöytäkirjojen käyttö voivat kuitenkin tarjota ratkaisuja tähän ongelmaan, sillä ne tasapainottavat osapuolten kannustimia ja edistävät energiainvestointien toteuttamista. Tutkimuksen johtopäätöksenä voidaan todeta, että yhteistyö, selkeät kannus-tinjärjestelmät ja vastuunjako osapuolien välillä ovat keskeisessä asemassa on-nistuneiden energiainvestointien toteuttamisessa.Description
