Toimistotalosta hotelliksi - Käyttötarkoituksen muutokset ja niiden haasteet 1950-60 lukujen toimistotaloissa

Abstract

Työssä tutkittiin rakennusten käyttötarkoituksen muuttamista perustuen neljään toteutettuun 1950-60 luvun toimistotalon muutokseen hotelleiksi. Tutkimuksessa on haettu tämän ajan rakennuksia yhdistäviä piirteitä ja niiden vaikutusta muutostyön toteutukseen. Näihin havaintoihin perustuen on esitetty rakennusten käyttötarkoituksen muuttamista edistäviä ja rajoittavia seikkoja.

Työssä esitellään omakohtaisten kokemusten kautta esimerkkikohteiden muutoksen suunnittelu ja toteutus sekä näihin liittyneet haasteet. Esimerkkikohteiden avulla käydään läpi rakennusten arkkitehti- ja tilasuunnittelu, rakenteiden muutokset, hotellin vaatiman uuden talotekniikan sijoittaminen rakennukseen sekä muutokset palo- ja henkilöturvallisuuteen. Työssä on lisäksi lyhyt katsaus kohteiden historiaan ja siinä tutustutaan luonnosvaiheen vaihtoehtoihin sekä toteutettuun suunnitelmaan.

Muutostyöt aiheuttavat joitakin erityisiä suunnitteluhaasteita. Paloturvallisuusvaatimukset tulee huomioida kiinteistön käyttötarkoituksen muutosta toteutettaessa. Myös henkilöturvallisuus korostuu hotellikäytössä eri tavalla kuin toimistotalossa.

Tutkimuskohteen rakennukset soveltuvat hyvin muutoskohteiksi. Vertailussa esitettyjä reunaehtoja voidaan hyödyntää arvioitaessa suunnittelukohteen mahdollisuuksia ja kustannuksia. Suunnittelutyössä voidaan käyttää hyväksi esimerkkien onnistuneita ratkaisuja.

Kohteena olevien rakennusten muutoksen tärkein mahdollistaja on ollut pilareihin perustuva rakennusrunko. Tämä rakennuksen runkotyyppi mahdollistaa toimintojen vapaan sijoittamisen rakennukseen ja kerroksen jakamisen kevytrakenteisin väliseinin tarvittavien tilojen mukaan. Matala kerroskorkeus oli puolestaan kohteiden muutostyön ensisijainen rajoite.

Kohteena olevat rakennukset on mahdollista muuttaa edelleen uuteen käyttötarkoitukseen. Helpoin ja hotellimuutoksessa tehtyjä rakenteita säilyttävä muutos olisi muuttaa hotellit asuinrakennuksiksi.

Uudisrakennusten suunnittelussa rakennuksen muunneltavuuden huomioonottaminen on tärkeää, jotta rakennusten käyttöikää voidaan jatkaa mahdollisimman pitkään. Työn perusteella pilareihin perustuva rakennusrunko ja keveiden väliseinien käyttö on hyvä lähtökohta rakennuksessa tehtäviin suuriinkin muutoksiin. Rakennusrungon kerroskorkeuden tulisi olla työssä esiteltyjä rakennuksia suurempi ja välipohjien kantavuus olisi hyvä mitoittaa korkeammaksi kuin ensimmäinen käyttötarkoitus vaatii.

Vanhojen 50-60 luvun toimistorakennusten muuttaminen uusien käyttötarpeiden mukaisiksi ja siten yhteiskuntaa hyödyttäviksi on linjassa kestävän kehityksen ja vähähiilisyyden periaatteiden kanssa. Hiilijälki tämän kaltaisille uudistustöille on vähintään kolmasosan pienempi kuin uudisrakennusten hiilijälki. Näin ollen muutostyöt edesauttavat Suomen ilmastotavoitetta.

The study investigated the adaptive reuse of buildings based on four implemented 1950-60s office building transformations into hotels. The study has sought the features that unite the buildings of this period and their effect on the implementation of the renovation work. Based on these observations, factors promoting and limiting the adaptive reuse of buildings have been presented.

Based on personal experiences, the work presents the design and building of example sites and the challenges associated with them. Using these buildings as an example the architectural and spatial design of the buildings, the structural changes, the placement of the new building technology required in the hotel, and the changes in fire and personal safety are being presented. The work briefly introduces the history of the sites, introduces the alternatives of the draft phase and the realised plan.

Modifications pose some specific design challenges. Fire regulations must be taken into account when implementing an adaptive reuse of the property. Personal safety is also emphasized in hotel use differently than in an office building.

The studied buildings are well suited for conversion. The boundary conditions presented in the comparison can be utilized in evaluation of possibilities and costs of a design site. Successful solutions from examples can be used in design work.

The main enabler of the change in the target buildings has been a column based building frame. This type of frame allows various functions to be placed in the building by dividing it with lightweight partitions. Primary constraint in modifications was the low floor height.

Conversion of the buildings to a new use after hotel phase is also possible. The easiest change that would preserve the structures made in the hotel change would be to turn the hotels into residential buildings by using multiples of the hotel room as the size of the apartment, making the apartment two or three hotel rooms. This change would also be possible in only part of the house if the occupancy rate of hotel operations were to decrease.

When designing new buildings, it is important to take the building’s variability into account in order to extend the service life of the buildings as long as possible. Based on the work, the building frame based on pillars and the use of light partitions are a good starting point for even major changes in the building. In addition, the floor height of the building frame should be higher than the buildings presented in the work, and the load-bearing capacity of the subfloors should be dimensioned higher than required for the first use.

Transforming old 50-60s office buildings to meet new needs and thus benefit society is in line with the principles of sustainable development and low carbon. The carbon footprint, including the carbon footprint and the positive carbon handprint for such renovations, is at least one-third smaller than the carbon footprint of new buildings. Thus, the transformation work will contribute to Finland’s climate goal.
