  • Suunnittelun ohjaus tietomallinnetuissa rakennushankkeissa

    The aim of the study was to examine the special features and benefits of the BIM construction projects. The first part of the study was literature research which included studies about building information modelling, design contracts and design-build construction projects. Thereafter the study dealt the target company's operation strategy and company's latest BIM projects by interviews. Results of the study were examined in a workshop at the end of the project. The results of the case projects show that the implementation of building information modelling is not yet trouble-free and it contains many different problems. Main cause for all these problems leads to the deficiencies of the requirement definitions. It is also noted that the current design task lists do not support BIM implementation in any way. The requirements for BIM implementation must be provided otherwise. Based on the results of the study a proposal for the design process coordination of BIM construction projects was created for the target company. In this proposal everything begins with the accurate determination of the targets of the building information modelling project. These results lead to a BIM guide that contains information about targets, schedules and technical information. BIM guide is intended to be used as assistance in the design offer requests and design contracts. The design team is formed immediately at the beginning of the project and they are ordered to supplement the BIM guide to more accurate BIM plan for the project. The BIM plan serves as the output data for the implementation of the building information modelling. Because the designers are actively involved in the BIM plan compilation they are also more committed to complying with it. It is also a useful tool for the design coordination because it contains important information such as inspection procedures and schedules.

    Rakennusprojektin toteutussuunnittelun aikana ilmenee aina suunnitelmamuutoksia, jotka lisäävät hankkeen kustannuksia. SR-toteutusmuodolla näiden muutosten hallinta vaatii pääurakoitsijan puolelta tehokasta suunnittelun ohjausta, joka varmistaa suunnittelutyön pääsevän tavoitteisiinsa. Nykyaikana suuri osa suunnittelutyöstä tehdään tietomallintamalla, joten myös suunnittelun ohjaus tapahtuu suurissa määrin tietomallinnuksen kautta. Suunnittelun ohjaus tuleekin käyttämään tulevaisuudessa muutosten hallintaan yhä enemmän tietomallinnusta ja sen tuomia etuja varsinkin suunnitelmien määrä- ja kustannusmuutosten tarkastelussa. Tutkimusmenetelmänä käytettiin tapaustutkimusta. Tietoa kerättiin aihepiirin tutkimusartikkeleista, teemahaastatteluilla ja suunnitteludokumentteja tutkimalla. Tutkimusartikkeleja läpi käymällä kartoitettiin oleellisin ajankohtainen suunnittelun ohjaukseen, tietomallipohjaiseen kustannus- ja määrälaskentaan ja muutosten hallintaan liittyvä tutkimustieto. Teemahaastatteluissa ja suunnitteludokumentteja tutkimalla kartoitettiin kohdeyrityksen SR-toteutusmuotoisten asuinrakennusprojektien suurimmat negatiiviset kustannusmuutokset ja syyt niiden taustalla. Tutkimuksen tuloksissa havaittiin runsaasti yhteneväisyyksiä alan kirjallisuuden kanssa. Löydettyjen ongelmien ratkaisemiseksi ehdotetaan tutkimusartikkeleista löydettyjä hyväksi havaittuja toimintatapoja ja työkaluja, joita keskitetään erityisesti teemahaastatteluiden löydöksiin. Tarkoituksena on, että turha yritys hallita kaikkea sivutetaan. Huomio keskitetään asuinrakennusprojekteissa havaittuihin merkittävimpiin kustannusmuutoksiin: rungon betonielementteihin ja talotekniikkaan. Oleellisena osana tutkimusta esitetään huomion kiinnittäminen tarkkaan muutoksen kustannus-/hyötysuhteen arviointiin projektin joka vaiheessa.
