School of Engineering | Master's thesis(2011) Moilanen, AkiThe development of global positioning systems and mobile communication technology has been rapid in the 21st century. When combined these two will offer solutions for numerous needs and purposes. Positioning technology will offer real estate service companies various possibilities for improving work efficiency in different services provided. There were approximately 7500 companies working in the real estate service sector in Finland in the year 2008. Those companies and public organizations combined provided work for over 70 000 people. These figures tell that real estate service business is very important for community and economy. Real estate services are crucial and necessary for the urban environment and it also employs significant amount of people. This master's thesis was done as a case study during the winter of 2010 - 2011. Matinkylän Huolto Oy started using satellite-positioning devices in six vehicles that were used in outside maintenance work during the winter. Study was done by testing and following the use of the devices and measuring the benefits for the service company. Also at the same time goal was to develop and improve the positioning software for commercial use. The focus of this work was studying the work done at wintertime. Based on the study it is possible to save time and money by using positioning devices in real estate service work. The measured save of time was found relatively small, but positioning technology provides also many benefits that are harder to measure by time or money. Positioning technology and mobile devices can be used many ways in real estate services. Further research could be done in specific areas such as receiving tasks by mobile devices. Key issue in introducing new technology successfully is to motivate employees to new methods of work. Resistance of change is probable o and it should be defeated in order to fully benefit from new technology.
