Item Title deed in application for title(2012) Henriksson, Malin; Markkula, Markku; Ungern, Henrik; Maankäyttötieteiden laitos; Insinööritieteiden korkeakoulu; School of Engineering; Vitikainen, ArvoTo be granted title for one's real estate acquisition, one must be able to provide the title deed, on which the acquisition bases, in original to the land register authority. If one is not able to provide the title deed the title may also be granted by public notice. In the thesis I have made a historical overview of real estate acquisition throughout different time periods in Finland. By the overview I have tried to provide a view why it has been required to provide the title deed in original at application for title. Throughout the study I have not found any specific reason why title deed was required in original from the beginning. Though, during later times, however, it has been feasible to provide the original as safety for all parties which have rights to the property. In the thesis I have studied our current legislation regarding the process of registration. I have tried to keep the study on a practical level to better understand our current system. In Finland there will soon be time to take the decision if an electronic system should be taken into use at application for title. I have revealed the pros and cons by taking such a system into use. The study also includes a comparison of the electronic systems which are used/to be taken into use in Sweden and Denmark. I have showed how the systems in Sweden and Denmark work, and have used that as a basis when developing ideas for an electronically system that would be suitable for the Finnish needs and legislation.
