    As a result of urban development the use of different areas changes, leading to the need to change the use of a single building. Buildings also age both technically and functionally when technology and user requirements develop. These factors together create a need to change the use of a building. Changing the use of a building incur high renovation expenses which generates a challenge to the feasibility of a project from the investors point of view. For a construction company these projects open a possibility to construction partnering. Changing the use of a building requires especially successful project development from the construction company. The study was carried out to develop a practical process for a construction company for projects where the use of a building is intended to change and the construction company does not acquire developable properties to itself. The aim of the study was to pay attention to the factors that most contribute to the feasibility of a project from both investors' and construction company's point of view. Five persons, who are in charge of property development projects, were interviewed for this study. The themes of the interviews were related to the current methods of managing similar projects, investor's interests, acquiring users and public sector cooperation. The interviews provided practical and experience-based information about the themes. The results of the interviews emphasize feasibility calculations especially if the property is supposed to be sold during or after the project. This study presents a nine-staged process that is designed for projects where the use of a building is changed. The nine main stages are: 1. Market study and zoning 2. Selecting interesting urban areas 3. Identifying and analysing the developable properties 4. Offering development-service to the owner 5. Refinement of the business idea 6. Feasibility estimation in both investors' and construction company's point of view 7. Cooperation stage 8. Acquiring users 9. Construction contract. These stages include practical advices how to carry out a certain stage and what to take into account.
