School of Engineering | Doctoral dissertation (monograph)(2008) Airaksinen, MarkkuThe aim of this study is to find out the suitability of the summation approach to determine the market value of a forest property in situations, where valuation targets are fairly large forest properties (area at least 10 hectares) and to investigate factors that affect the correction of the total value and its size. Such studies, which apply the summation approach based on target specific field inventories, have never before been carried out in Finland because of the expensive data collecting. The study was carried out using an econometric method. Observation data consisted of 781 forest property sales made all over the country during years 1983-84 and 1995. An additional sample of 30 observations was available from year 2007 that consisted of sales in the southern part of Finland. According to estimated price models the most effective factor that affected the market price of a forest property was thesum value of the target without the expected value, and that the correction of the total value used to correct the sum value to reach the market price, can be distributed to the parts of the sum value, in which case the values of such parts of the sum value in the forest real property market are to be valued. According to the study most of these factors, which are supposed to affect the size of the correction of the total value, are already implicitly included in the sum values (area, amount of timber, amount of sapling stand, quality of forest land etc.), and therefore a separate affect of such factors need not be taken into account specifically. The study showed that the estimated econometric models could be used to estimate the market price of a forest property. The correction of the total value was reduction on average, which in the two earlier samples was 40-50 % and in the sample of year 2007 only 14 %, indicating that as new sum value tables are calculated, it is necessary to perform a market price study with new market price data, so as to update the ratio between the sum value and the market value. A similar procedure is recommended, when the market situation and stump prices are changing.
